What this service actually involves
Seepage (seelan) shows as dark patches, bubbling or flaking paint, salt deposits and a damp smell, usually behind a bathroom, below a kitchen sink, or on an external wall that faces the rain. The cause is usually one of a few things: a failed bathroom floor or wall joint, a leaking concealed pipe, cracked external plaster, or water rising from the ground. Treating the stain without the cause means it comes back. We trace the source, fix it, then treat the wall: opening damaged plaster, applying a waterproof coat or injection at the source side, and refinishing so the wall dries out and stays dry. Bathrooms get a proper waterproofing layer under the tiles or at the joints; external walls get crack repair and a water-repellent coat.
We do not publish dilution rates or dosages online. The correct quantity depends on the approved product label and on what the inspector finds at your property, and your applicator will confirm both before any chemical is mixed.
How the job runs
Step by step, so there are no surprises on the day. Anything that changes gets agreed with you first.

Failed joints, leaking pipes, cracked plaster or missing bathroom waterproofing are repaired.
- 03

Questions people ask before booking
If yours is not here, ask it on WhatsApp. You will get a straight answer from someone who does this work, not a sales script.
Why does the damp come back after painting?
Because paint seals the surface while water keeps arriving from behind. The moisture pushes the new paint off within months. The water source has to be stopped first, and then the wall needs time to dry before it is refinished.
Will you have to break the bathroom tiles?
Not always. Many bathroom seepage problems are at the joints and can be fixed by regrouting and sealing with a waterproofing layer. Where the waterproofing under the tiles has failed, some tiles do need lifting, and we will tell you which before starting.
How long does the wall take to dry?
Days to weeks depending on how wet it was and the season. We refinish only when the wall reads dry, because plastering over a wet wall just moves the problem.
More waterproofing services
Many properties need more than one. We will tell you at the inspection if that applies to yours, and price them together. See all waterproofing services →

Water tank
Internal waterproofing of concrete underground and overhead water tanks to stop leaks, contamination and damp walls around them.
